 – Acceptance of the purchase agreement and final bid amount is subject to the confirmation by the court.

***Please Note: In order to register, interested parties must submit proof of funds and/or a bank letter of guaranteed financing in the amount of $10,000. Parties unable to meet this criteria will not be permitted to register for this auction. All documentation or funds presented at registration will be returned to unsucessful bidders. There will be no exceptions made to this term.*** 

– Successful bidders must be able to close within 10 business days of auction date. (Closing will be held as soon as court approves winning bids and title company prepares for closing.) Buyer will receive an Owners Title Insurance Policy and a Warranty Deed, and the cost of an insured closing will be split (50/50) between buyer and seller.

– No buyers premium will be charged.

 – Successful bidder(s) will be required to enter into a written purchase agreement at the auction site immediately following the close of the auction.

– A down payment of $10,000 will be collected at the conclusion of the auction. This down payment is non-refundable if the bidder fails to perform according to the terms of the auction or the purchase agreement.

– Closing is not contingent upon financing approval. Please have financing pre-arranged and/or be capable of paying cash at closing.

– Possession will be transferred on day of closing.

– Real estate taxes will be prorated to the day of closing.

– All statements, measurements, zoning information, dimensions, acreage information and the like have been quoted from governmental or other reliable sources; however, the auctioneer makes no guarantee of their accuracy.

– Any survey(s), if necessary, will be paid for by the buyer.
